Property tax: what reduction or premium are you entitled to?

Did you know you could benefit from a reduction or premium on your property tax? Below are the main situations that may entitle you to a benefit.

Possible reductions

  • Dependent children: If your household included at least two children domiciled in the property (and entitled to child benefits) on 1 January, you are entitled to a 10% reduction per dependent child. 
  • Person with a disability: If, on 1 January, the head of the household or a household member domiciled in the property is officially recognised as disabled or as a severely disabled war veteran, you are entitled to a 20% reduction. 
    Good to know
    In both cases (dependent children or disability), the tenant's situation may also give rise to a reduction in property tax, which can then be deducted from the rent. The request must be submitted by the landlord via Opens in new windowMyTax.brussels
  • Modest home: If the non-indexed cadastral income of your property is €745 or less, you are entitled to a 25% reduction. 
  • Listed or protected property: If your property is listed as protected heritage or included on the conservation list, the reduction can range from 25% to 100%, depending on the protected portion.

Premiums

  • BE HOME premium: If you own a property and are legally domiciled in it on 1 January, you are entitled to the BE HOME premium, which amounts to €164 in 2026.
  • Municipal premiums: Some municipalities grant an additional premium to offset the increase in additional percentages.  
    The following municipalities offer a premium in 2026: 
    • Anderlecht: €150 
    • City of Brussels: fixed premium (€100) and variable premium
    • Etterbeek: €100 
    • Evere: €150
    • Forest/Vorst: €212.24
    • Ixelles/Elsene: €100
    • Koekelberg: €163
    • Saint-Gilles/Sint-Gillis: €120
    • Saint-Josse-ten-Noode/Sint-Joost-ten-Node: €150
    • Schaerbeek/Schaarbeek: €150
