Renovation subsidies and financial support

The Brussels-Capital Region offers grants to its residents for construction and renovation work or for insulating their homes. Municipal grants are also available. Under certain conditions, a reduced VAT rate of 6% may be applied to renovation work.

RENOLUTION grants

Since 1 January 2022, RENOLUTION Grants have become the new regional grant scheme, merging the previous Energy Grants, Home Renovation Grants and Façade Enhancement Grants. 

RENOLUTION Grants are available for all types of buildings: single-family homes, apartment buildings, offices, shops, schools, industrial units, etc. They are also accessible to a variety of applicants, including owner-occupiers, landlords, tenants, property management companies, building managers, etc.

Soil grants

Under certain conditions, Brussels Environment may award Opens in new windowgrants for soil surveys and treatment work, in cases of orphan pollution or the absence of pollution. 

ECORENO Credit

The ECORENO Credit offers a financing solution for all types of renovation work on Brussels properties. It is available to property owners, future property owners and tenants at a preferential interest rate ranging from 0% to 1%. 

This enables property owners to finance insulation and ventilation work, install new heating systems, photovoltaic panels, heat pumps or solar water heaters.

Subsidies for protected and unprotected heritage buildings

The conservation of heritage buildings is governed by regional legislation. Subsidies are provided for Opens in new windowconservation work on listed properties. For unlisted properties, financial assistance is available for Opens in new windowthe restoration of small unprotected heritage buildings that are visible from public spaces, with the aim of conserving and enhancing them. 

Municipal grants

In addition to regional grants, some Brussels municipalities also offer municipal grants to their residents, which vary from one municipality to another.

Reduced VAT for renovations

For certain renovation work, it is possible for an owner or tenant to benefit from a reduced VAT rate of 6% instead of 21%. However, several conditions must be met, starting with the following: 

  • the property must have been built more than 10 years ago; 
  • the property must be used either exclusively or primarily as a private residence; 
  • the work carried out (conversion, renovation, refurbishment, improvement, repair or maintenance, excluding cleaning) must be invoiced directly to the "end consumer" (i.e. the owner, usufructuary, tenant, etc.).
