BE HOME premium

Do you live in a property you own in Brussels? If you meet certain conditions, you may be entitled to the BE HOME premium.


What is the BE HOME premium for?

The BE HOME premium helps reduce the financial burden of the increased property tax.

Who is entitled to the premium?

To receive the BE HOME premium, you must meet these conditions on 1 January of the relevant tax year:

  • You hold a property right in a property located in the Brussels-Capital Region. This may be as a full owner, possessor, leaseholder, holder of a building right or usufructuary.
  • You are officially registered at that address.
  • You are the person named on the property tax bill for that property.

The premium is granted once a year and once per household. A person living alone is also considered a household.

How much is the premium?

For 2025, the premium is €160.

How is the premium granted?

The BE HOME premium is automatically deducted from your property tax. You can see it in the calculation on your property tax bill.

If you do not see the premium, first check whether you meet all the conditions. If you do, submit a request using the External linkonline form on MyTax within 193 days from the date the tax bill was sent.

Municipal housing premium

Some municipalities in Brussels grant an additional housing premium, which is also deducted directly from the property tax. You receive this premium if you live in the municipality on 1 January of the relevant tax year:

  • Anderlecht: €150
  • Evere: €140
  • Vorst: €208,8
  • Elsene: €100
  • Sint-Gillis: €100
  • Schaarbeek: €140

FAQ

What types of property rights are covered?

  • Full owner: a person who has the right to use the property, receive income from it (for example rent), and dispose of it (for example by selling or destroying it).
  • Possessor: a person who believes they are the owner and acts as such, but is not the legal owner.
  • Leaseholder: a person who has full use of a property that belongs to someone else and pays the owner an annual fee for this.
  • Holder of a building right: a person who has built on land belonging to someone else under an agreement and owns only what has been built on the land.
  • Usufructuary: a person who may use a property or receive income from it without fully owning it.

Can you receive the BE HOME premium for several properties?

You can receive as many premiums as you have properties for which you are the person named on the property tax bill, provided that a person holding a property right is officially registered there.
